c) Notice that the foundation work (inclusive of pile caps) of the Unit has been completed - 10% of the Purchase price;
d) Notice that the reinforced concrete framework of the Unit has been completed - 20% of the Purchase price;
e) Notice that the partition walls of the Unit have been completed - 10% of the Purchase price;
f) Notice that the roofing/ceiling (inclusive of false ceiling, if any) of the Unit has been completed - 10% of the Purchase price;
g) Notice that the door sub-frames/ door frames and window frames are in position, and that the electrical wiring (without fittings), the internal plastering and the plumbing of the Unit have been completed - 10% of the Purchase price;
h) Date of Public Notary Deed with keys handover – 10%.
Additional fees may comprise stamp duty, legal documentation charges, administrative costs, and any applicable taxes. For owners who lease their property, a 10% rental tax will apply to the rental income.
Once the Booking Form has been signed, the legal team will proceed with registration with the relevant government authority and prepare the Sale and Purchase Agreement. The entire process typically takes approximately 8 to 12 weeks from the date of signing the Booking Form.
The expected handover date is December 2026. Buyers will be informed in advance once units are ready for inspection and key collection.
Yes. A-Smart Holdings will engage qualified personnel to oversee the property’s management. Property management will include the upkeep of common areas, facilities, and security. A monthly maintenance fee of approximately USD 4 per square meter will apply, with full details to be provided to all unit owners.
Yes. After deducting the applicable 10% tax, the remaining profit may be withdrawn.
Yes. A-Smart Holdings will act on the unit owner's behalf in handling all matters related to the sale or rental of the unit.
